When my husband and I decided to buy our first home, we called James as our friends spoke very highly of him. James helped explain every step of the home buying process and made things very easy for us especially during a pandemic. He always answered our questions in a timely manner whether it be by call or text. We ended up with a new build which took longer than expected thanks to lumber shortages and covid delays. This is our second time working with James. In this latest transaction we bought and sold properties.

James guided us through the purchase process expertly, beginning with helping us define the locations and prices that worked for us so we could better focus our search. He then worked diligently to show us those properties of greatest interest, and he was always prepared with informative data. When we decided to make an offer, James was able to use his considerable skill and knowledge to negotiate a stubborn seller down to an acceptable price. Finally, he shepherded us through the closing process, making it easy and stress free.

In the sale of our home, James helped us prepare our property for sale, highlighting those things that were highest priority to repair/replace/improve in order to maximize demand and sale price. In doing so, he assisted in sourcing reliable maintenance, repair, and cleaning providers (at reasonable prices). Next, James worked with an excellent staging service (GoldieElla's Home Staging & Design) and photographer to produce top quality marketing materials (photos, virtual tour, video, etc.) and a one of kind experience for potential buyers who toured the property. Through his various sales and marketing activities, James was able to generate 5 offers in our 1st 3 days on market. Having so many offers was fantastic because it pushed the offer prices above list and ensured that we were able to quickly accept both primary and backup offers. This was all the more impressive because we went on market at a price which was at the very high end of comps in our area. In part because James secured a signed backup contract, the period from contract to close was extremely smooth and free of any attempts by the buyers to re-negotiate price or terms. In fact, we closed only 3 weeks after going under contract.

In summary, James experience, skill, and deep knowledge produced fantastic results for us, and we'll definitely be working with him again. If you're buying or selling real estate in the Austin area, you won't find anyone better than James DeLoney.

So I had a fairly quick transition from another state that required me to find the perfect home to live in, the beginning of my time with James was fantastic with personal videos and a personal touch which made me comfortable with choosing James as our realtor.

We were first referred to James in 2008 by a good friend. We were looking for our first house back then and James was great. Looking back, the entire process was quite simple. James found the house we ended up buying. He guided us through the inspection, negotiation, financing and closing. And he was great at keeping in touch afterwards: from reminding us to file our homestead exemption, to just being a good friend.

Fast forward to 2016 when we wanted to move a little closer to work. Despite having a great experience with James, we decided to interview a few other realtors. Don't get me wrong, we love James. But James was the only realtor we'd ever dealt with. We didn't interview other realtors back in 2008, we just jumped right in. So we talked to several referrals from friends. We cold-called a few listing agents, and called some highly reviewed realtors. Most were great, but we felt like something was missing. James has a low-pressure, professional, friendly style that is tough to beat. He's quick to return calls, emails, and texts. He follows through and keeps his word.

So we called James and asked if he'd sell our house and help us buy a new one. We were a bit more picky when looking for our second house, but James didn't flinch. He had no problem working with us for months and months. Despite having other clients at the time, we always felt like we were number one. In a hot market, it's important to have someone flexible. We'd tour houses within hours of hitting MLS. James would find pocket listings that weren't listed. He really went above and beyond to help us.

James' experience really paid off when we finally found a home. Simply put, James has mastered the offer and negotiation part of the process. He knew all the "tricks" and really helped us to put our best offer forward. Our second home was much more complicated than in 2008 and James didn't disappoint. Above all else, this part of the process is why I'd recommend James. There's two sides to every deal, and I always felt like I was armed with the more experienced of the two sides.

Selling our house was a similar story. James was great. We had our hands full with the new house, so he handled pretty much everything. He had a lot of recommendations, but never pressured us into anything. Our house sold in the first weekend. We're convinced this was due to the effort he put into the listing. From advising us on what to prepare, to staging, to marketing, to multiple open houses, to his Rolodex of contacts, James' experience again paid off.

I can't recommend James enough. He's become a good friend and someone I'll turn to the next time it's time to buy or sell.

When my wife and I (and twin 6 year olds) began looking to make a move from Chicago to Austin we didn't know where to start. We knew nothing about Austin, had no friends in the area and no realtor.

My wife was browsing homes on the www.havenpathrealty.com website and shortly thereafter was contacted by James as a follow up.

James was very professional and did not pressure us whatsoever to make him our designated realtor.

We had planned a long weekend visit to simply check out the area on our own and James offered to assist us.

Initially we were leery to take him up on his offer as we didn't want to get locked into an unknown realtor who we had never met.

Looking back... taking him up on his offer and deciding to work with James was the best decision we ever made!

James spent two full days with us on that initial weekend visit, taking us to see all the different areas in Austin and setting up and coordinating about 15 different showings. That initial visit was extremely productive and we were able to quickly determine what you get for the money in the different areas of Austin and whittle down to a few key areas to focus our home search going forward.

James never asked or pressured us to sign any form of contract with him and his intimate knowledge of the Austin area having grown up there was extremely helpful.

Just as an example of key things that James pointed out during the search process:

* Ensured we understood about MUD's (Municipal Utility Districts) and the ramifications to purchasing a home in these areas. A MUD area relies on private utility companies (gas, electric, waste removal) to service the area due to lack of city infrastructure that likely will result in additional/higher taxes which drive up your total cost of ownership.

* Traffic issues/challenges to be considered based on the area to be considered

* Airport accessibility (I fly a lot)

* School rankings and accessibility

* Property tax implications by area

* James himself went and previewed the property and videotaped it and sent to us to review remotely (since we lived in Chicago flying to Austin every time a potential property came up was out of the question)

* James himself represented us at the inspection and videotaped the issues and sent to us to review remotely

* James himself arranged for the inspector to come back and ensure all items were properly fixed previous to close

* James suggested and coordinated a great supporting cast along the way (inspection company, lender, etc.) to ensure the whole buying process went smooth and without issue

* When multiple offers came in on the home (including a competing full cash offer) that we now own, James suggested a competitive "best and final offer" that ensured we were selected to purchase the property without overpaying (he did a full analysis based on recent sales in the area) based on value of the home.

These are just a few things that come to mind... there are simply too many to list.

In the end, James went above and beyond to make the whole home search and purchase process as stress-free and smooth as possible.

Having someone like that to represent you when you are halfway across the country is crucial to your peace of mind.

I recently sold my home in Austin, TX - we had our first offer in 4 hours and eventually had five offers, all of them above list price. James DeLoney was my realtor - I'd hire James any day and twice on Sunday. James was very professional, diligent, and conscientious. He knows the Austin market very well - he explained the sale process very clearly and patiently and guided me thru the updates that my house needed to be competitive in the marketplace and to get the most sale price. He is very easy to work with - very important for me was the communications - James is very easy to get ahold of (I prefer text and emails - and James was always easy to get ahold of) and his answers were very clear. James and Kim make a great realtor/interior decorator team. Kim helped me pick out the granite countertops, the backsplash, the paint colors and the chandeliers. Both James and Kim were very aware of my budget limits and worked to stay within the limits. Both of them went above and beyond the call of duty (and when I ended up in the hospital due to an injury they even drove me back home from the hospital - bless them for such help). Eventually, we ended up as family friends - that is hard to find these days. James is very detail-oriented and will not leave any stone unturned to get the most value. The house was in great need of repair and updating and James was very instrumental in helping us decide what HAD to be done and what would be nice to be done. He helped us decide how much to spend on projects so that we wouldn't be over improving and price ourselves out of the current market. And James suggested some improvements that would help the house sell very quickly once it was on the market.

James kept in very close contact with us and was well prepared when the house was completed and had already had a "coming soon" sign in the yard. I am a brand new home buyer and considering the time constraint James I were working under, he kept his cool about everything and never stressed about not being able to find a home for me. We searched for homes for a little over a months time, and finally found the perfect one that I closed on recently. James paid close attention to my style, details, and price range. He never showed me anything that was over my budget. He was very honest about the properties and I felt very comfortable asking every possible question I had, even dumb questions! When the lenders would send me paper work to sign, James would run through it first and then explain all the information to me. Whenever we looked at a property together, he was very patient in allowing me to take my time walking around the home, and was very knowledgeable and prepared for questions about the property.
